The redevelopment of the station site appears to give limited improvement to the underground station as a whole. Even if an element of cross subsidy will be required in order to provide the necessary capital to fund the redevelopment of the station, this must not be allowed to become the driving factor in determining the form, scale and quantum of development. The requirement for commercial development must not be at the expense of providing an acceptable land use mix within a development of a high quality design, sensitive to its context and wider amenity.In this respect, it is considered that the proposed scheme represents a significant over development of the site, providing a grossly excessive form, mass and scale of development. It is noted that the development is of a substantially greater scale than that previously granted consent which, prior to determination, was required to be reduced in scale to meet the concerns of the Royal Borough.

As a long-standing local resident, I should like to endorse the unanimous view of all my neighbours that the South Kensington Underground Development is totally unacceptable… The proposed development is totally out of scale with its surroundings, a much-cherished residential area, and is also certain to cause traffic chaos, not only during the construction phase but also when hundreds of new office workers and residents are working there.
